Safe Harbor Funding provides direct, business-purpose real estate financing throughout New England. Every opportunity is evaluated individually based on the collateral, borrower, proposed use of funds, and exit strategy.
Who We Work With
Our guidelines are intentionally flexible. Borrowers and brokers are encouraged to submit opportunities for direct review rather than trying to fit every transaction into a rigid lending box.

Qualified individuals and business entities may be considered. Personal guarantees are generally required.
We consider both first-time and experienced real estate investors based on the strength of the overall transaction.
SHF lends throughout New England and may work with borrowers located inside or outside the region.
Financing Programs
We consider residential investment, multifamily, mixed-use, commercial, development, construction, vacant land, and other investment real estate.
Short-term financing for acquisitions, transitional assets, time-sensitive opportunities, and situations requiring speed or flexibility.
Purchase and renovation financing for residential investment properties and other value-add opportunities.
Financing for new construction projects, including eligible acquisition and construction costs within one loan structure.
Capital for substantial renovation, redevelopment, repositioning, and major property improvements.
Financing for investment-property purchases and real estate-secured cash-out transactions for approved business purposes.
More than one property may be pledged when it supports the requested loan and overall transaction structure.
Loan Structure
Loan amounts, rates, origination points, borrower equity, and other terms are determined individually. The advertised $100,000 to $3,000,000 range is a general guideline—not a strict minimum or maximum.
Initial terms are generally 12 to 18 months, with extension options potentially available.
Interest is generally paid monthly through ACH.
Interest reserves may be available for eligible construction transactions.
Successful repeat borrowers may qualify for more favorable terms and a more streamlined review process.
How We Evaluate a Deal
SHF reviews the transaction as a whole. Credit is considered, but it does not independently determine whether a loan fits.
The property, current value, proposed improvements, and overall collateral position.
The borrower’s investment and alignment with the proposed transaction.
Relevant ownership, construction, renovation, development, or investment experience.
A practical path to sale, refinance, stabilization, or other repayment of the loan.
Prior bankruptcies, foreclosures, tax liens, or other credit events are evaluated individually rather than treated as automatic disqualifiers.
Initial Review & Closing
After receiving sufficient transaction information, SHF generally provides initial feedback within 24 to 48 hours and preliminary terms within two business days.
Provide the key property, financing, borrower, and timing details.
Our decision-makers evaluate the collateral, borrower, structure, and exit strategy.
When the transaction fits, SHF outlines proposed terms and the documentation needed to proceed.
Some transactions may close within 7 to 14 days when title, documentation, and closing conditions are ready.
Construction Draws
Ground-up construction and renovation proceeds are generally advanced through reimbursement draws based on completed work. SHF directly reviews or inspects completed work before approved construction proceeds are released.
Depending on the transaction, approved funds may be disbursed to the borrower or paid directly to contractors or vendors. Properly documented draw requests are generally processed within one to three business days.
